Clear, honest condition reports for homes, landlords and businesses

Electrical Safety Certificates (EICR)

An Electrical Installation Condition Report (EICR) is a structured inspection of everything electrical in a building, from the board to the furthest socket. Every observation is coded, so you know what is dangerous, what needs attention and what can safely wait.

Landlords in England need a satisfactory EICR at least every five years. Commercial premises need testing to keep insurers and safety obligations happy, and buyers use a report to avoid an expensive surprise. Whichever applies, you get the formal report plus a plain-English summary, and if something needs fixing we price it clearly instead of inventing work.

Safety certificates questions, answered

How much does an electrical safety certificate cost?

An EICR on a flat or a 2 to 3 bed house in Birmingham is usually around £150 to £250. Bigger homes and shops cost more. These are typical UK ranges, not our price list. We always give you one fixed price in writing before we start.

How often do I need one?

Rented homes need one at least every five years or at a change of tenancy. Commercial premises are usually every three to five years depending on the building. Owner-occupied homes are every ten years as a guide.

What happens if the report is unsatisfactory?

It simply means one or more items need attention. We explain exactly what they are in plain English, give you a fixed price to sort them and reissue a satisfactory report.

Do you test commercial units and multiple boards?

Yes. Larger installations with several boards, landlord supplies and communal areas are regular work for us, and we can arrange access with tenants directly so you are not chasing.
